Trying to decide where to stay in Cancun? I’ve lived here for years and explored every corner of the city—from the beaches and resorts of the Hotel Zone to the lively downtown and the peaceful ferry port in Puerto Juarez.
In this guide, I’ll break down the pros and cons of each area based on firsthand experience, so you can choose the one that truly matches your travel style, budget, and plans.

Quick Overview: Cancun’s Main Areas
Cancun is more than just beaches and resorts. Here’s how the city is generally split:
- Hotel Zone – The long, narrow strip with beachfront resorts, nightlife, shopping centers, and most of Cancun’s tourist infrastructure. It’s where you’ll find the iconic turquoise beaches and many of the all-inclusive hotels. Living in the Hotel Zone and looking at those turquoise waters daily is like a dream come true, but it can get expensive.
- Downtown Cancun (El Centro) – Most may think that Downtown Cancun is the authentic side of the city where locals live, eat, and shop. And if it may be the truth, it’s one of the cases where authentic doesn’t mean good. Downtown Cancun is not as charming as you may think, because Cancun is not a historical city and there is nothing pretty about it. However, there are areas that are “liveable” and I will be talking about it in this post.
- Puerto Juarez – A coastal neighborhood just north of Downtown Cancun. It’s quieter and more residential, best known as the main ferry port to Isla Mujeres. I lived there for a while, not the happiest time of my life in Cancun, but being near the water definitely made a difference. Let’s say that if you want to live on the beach without breaking the bank, this is the best area.
- Playa Mujeres – A newer, upscale resort area located just north of Cancun’s Hotel Zone, right past Puerto Juarez, offering a more exclusive and peaceful beachfront experience with high-end all-inclusive resorts and a luxury golf course.

Hotel Zone: Pros, Cons & Who It’s For
Most travelers picture the Hotel Zone when they think of Cancun, and with good reason. It’s a long, scenic stretch of beachfront lined with high-rise resorts, nightclubs, beach clubs, and fine restaurants.
Cancun beach is also one of the best in Mexico, so if you are traveling to Cancun for a few days, I would recommend staying in the Hotel Zone. You don’t really have to splurge to be there. There are affordable hotels and hostels (with private rooms) as well. If you are up for a splurge, then I would recommend Hyatt Zilara or Live Aqua, Crystal Grand, or Dreams Sands.

- You’ll have immediate access to Cancun’s famous beaches, with most hotels offering private beach areas.
- All-inclusive resorts dominate the area, making it perfect for travelers who prefer convenience and on-site amenities.
- There’s no shortage of nightlife, shopping malls (like La Isla and Kukulcan Plaza), and organized tours departing from this zone.

- It’s significantly more expensive than other parts of the city, especially regarding food and accommodation.
- The area can feel overcrowded, especially during peak travel seasons.

Playa Delfines (Dolphin Beach)
Famous for its wide stretch of white sand, turquoise waters, and the iconic Cancun sign, Playa Delfines is the go-to beach for sunrise and sunset in Cancun, but also to enjoy a beach day if you are not staying in a beach hotel. It’s perfect for photos and relaxing without beach clubs.
La Isla Shopping Village
An open-air mall with designer shops, restaurants, bars, a cinema, and a Ferris wheel — Plaza La Isla is one of my favorite places for shopping in Cancun, but also for fine dining. It’s also one of the best spots for sunset watching, shopping, and dining.
Mandala Beach Club
A trendy beach club with music, food, drinks, and lounge chairs — perfect for day parties or just soaking up the sun.
Coco Bongo Cancun
More than a nightclub — it’s a full-on Vegas-style show with acrobats, themed performances, and non-stop music until dawn.
Museo Maya de Cancún (Mayan Museum)
This modern museum showcases artifacts from the Maya civilization and includes access to the San Miguelito ruins behind it.
Forum by the Sea
A lively entertainment complex with bars, restaurants, shops, and access to popular clubs like Coco Bongo and Señor Frog’s. A great spot for daylight beach parties besides a great swimmable beach.
Ventura Park Cancun
A family-friendly amusement and water park offering zip lines, waterslides, go-karts, and dolphin encounters near the southern tip of the Hotel Zone.
El Rey Archaeological Zone
Located right opposite Playa Delfines, El Rey Archaeological Zone is one of the few Mayan Ruins you can find in Cancun. It’s small but worth a visit, including a small pyramid and ceremonial platforms. It’s a peaceful spot to wander among ruins and spot sunbathing iguanas, offering a quick cultural escape from the beach scene
Nichupté Lagoon Waterfront
Nichupté Lagoon is a massive stretch of calm, salty water between Cancun’s Hotel Zone and the mainland. Surrounded by mangroves and teeming with wildlife, it’s the perfect place to explore by boat or kayak, especially at sunset when the whole place turns golden.
Puerto Cancun Marina Town Center
Technically on the edge of the Hotel Zone, it’s a more upscale shopping and dining area with a yacht-filled marina vibe. It’s relatively new and include upscale shops and restaurants.
Downtown Cancun: Pros, Cons & Who It’s For
Downtown Cancun, or El Centro, gives you a completely different experience from the Hotel Zone. It’s where locals live, which means more genuine restaurants, lively markets, and most of all lower prices.
✅ Pros:
- Accommodation and food are much more budget-friendly.
- You’ll find local taco stands, vibrant markets like Mercado 28, or Mercado 23, and authentic Mexican food like el Pocito, you won’t get in hotel restaurants.
- Downtown is also a transportation hub, with the ADO bus terminal and easy access to colectivos for day trips.

- There’s no beach access, so you’ll need to take a taxi or bus to the Hotel Zone if you want to swim.
- It’s not as polished or tourist-oriented, which might be overwhelming if you don’t speak Spanish or are unfamiliar with Mexico.
- Nightlife is more local-focused, with cantinas and bars instead of big nightclubs.

1. Parque de las Palapas
This is the heart of downtown Cancun—a lively square where locals gather for food, music, and community events. In the evenings, you’ll find food stalls serving delicious street eats like marquesitas and elotes, with live performances adding to the festive atmosphere.
2. Mercado 28
A bustling market ideal for picking up souvenirs, handicrafts, and local art. It’s also a great place to sample authentic Mexican dishes at reasonable prices. Travel + Leisure
3. Mercado 23

4. Avenida Tulum
The main thoroughfare in downtown Cancun is lined with shops, restaurants, and cafes. It’s perfect for a leisurely stroll and people-watching.
5. Malecon Tajamar
A scenic waterfront promenade offering stunning views of the Nichupté Lagoon and the Hotel Zone skyline. It’s a peaceful spot for walking, jogging, or simply enjoying the sunset.
6. Plaza Las Américas
The largest shopping mall in Cancun, Plaza Las Americas features a variety of stores, a cinema, and dining options. It’s a popular spot for both locals and tourists.
7. Street Art Tours
Downtown Cancun boasts vibrant street art, with murals depicting Mexican culture and history. I took this tour to see what it was like and I totally recommend it, as it will take you to see some of the best murals after delicious food stops.

Puerto Juarez: Pros, Cons & Who It’s For
Puerto Juarez is a calm, mostly residential area north of Downtown Cancun. It’s best known as the jumping-off point for ferries to Isla Mujeres, but it also has a few quiet hotels and beachfront spots. I used to live there, in a beachfront condo near the All Rythmo Hotel. It was a nice perk to be able to live on the beach without breaking the bank, although it was not the best beach in Cancun.

- Quieter and more peaceful than both the Hotel Zone and Downtown.
- Easy access to Isla Mujeres via the Ultramar ferry.
- Some hotels offer ocean views and a relaxed atmosphere at more affordable rates.

- It’s a bit isolated, so it may require taxis or rental cars to get around.
- Doesn’t have the same tourist-friendly feel or variety of services.

Things to do and places to visit in Puerto Juarez
The only “attraction” in Puerto Juarez is the ferry to Isla Mujeres. Otherwise, there is nothing to do here besides the beach. Having a car to move around is recommended, since local buses are scarce, unreliable, and always packed.
Also, Puerto Juarez is on the way to Playa Mujeres and Isla Blanca, a deserted beach and the northernmost point of the Caribbean coastline in Mexico.
Playa Mujeres: Pros, Cons & Who It’s For
Playa Mujeres is a gated, upscale development about 25 minutes north of Cancun’s Hotel Zone. It’s known for its luxury resorts, calm beaches, and quiet atmosphere—ideal for a more exclusive stay. You can only access there if you have a reservation at one of the hotels or a day pass.

- Further from downtown Cancun and nightlife.
